The figure would reflect pricing across all property types in the city and will be derived from the firm’s Sales Price Index for New York City.

The reading would point to continued stability in one of the nation’s most closely watched housing markets, where elevated borrowing costs and constrained inventory have kept prices relatively firm. A value near $605,000 would suggest that demand remains resilient despite affordability pressures facing buyers across the five boroughs.

Parcl Labs is expected to publish the May 31 data in early June. The final benchmark will be calculated using the reported price-per-square-foot index and a standard 1,000-square-foot home size, providing a citywide gauge of median residential values.
